Delaware Mortgage Rates were able to move lower last week as mortgage bonds were able to continue to rally. If you look at the mortgage bond chart below you can see the short term trend is for mortgage bonds to move higher and move Delaware mortgage rates lower. Mortgage bonds have rallied since the December Jobs Report came out worse than expected and recently we have seen a flight to quality from international investors who are moving money into U.S. Bonds and Treasuries as a potential currency devaluation occurs in emerging markets. Delaware mortgage rates were able to end the week almost where they started after a volatile trading week. If you look at the mortgage bond chart below, you can see mortgage bond prices ended Friday about where they ended the previous Friday after the worse than expect December Jobs Report. The Market is closed on Monday so we are going to recommend cautiously FLOATING your Delaware mortgage rate to start the week to see if bonds can improve but if bonds start to sell off we will quickly recommend LOCKING as the long term trend is still for bonds to sell off and interest rates to climb higher. Delaware Mortgage Rates Weekly Update for January 28, 2013

Delaware mortgage rates tried to move lower last week but rebounded higher when initial jobless claims were reported on Thursday, January 24, 2013, at 330,000 which was 5,000 less than the week before. This continues the trend of lower claims and is the lowest in 5 years. The unemployment rate surprisingly stayed the same at 7.8%.  This sent mortgage bonds lower and resumed the downward trend for bonds.   Mortgage interest rates moved higher in response and ended the week higher than they have been in 4 months.  The bond broke through the support that held last week but we may see rates bounce off the 200-day moving average so I am recommending FLOATING your Delaware mortgage rate to see if bonds can recover some but be mindful that if support is broken at 200-day moving average, rates will jump higher and fast.

The Housing Recovery is predicted to continue by Economists as long as the Federal Government doesn’t screw it up.  The Federal government needs to deal with two important issues: The Debt Ceiling and the Budget.  How the government deals with these two issues could affect whether the housing market stays on track or not. If there is gridlock in Washington and no clear solution to the Budget issues and ballooning national debt then we could see Housing get derailed.

Existing Home Sales were reported last week for December 2012 and they came in at 4.9 million units annually which were short of the expected 5.1 million.  This, however, was not bad news as was portrayed by the News Media.  This is good news as this is the highest annual reading since November 2009 and if we exclude 2009 which was artificially inflated by the tax credit, it was the best year in 5 years!!  This supports that we are having a housing recovery.

Delaware mortgage rates have stayed at all time historic lows as last weeks Job Reports helped support the mortgage bond market. The jobs report contained the non-farm payroll jobs created which were expected at 162,000 but came in at 115,000. The unemployment rate actually ticked down to 8.1% but this was not actually good news because the rate didn’t tick down because jobs were being created. It came down because the Labor Force Participation Rate (LFPR) came in at 63.6 which is the lowest reading since December of 1981. The LFPR measures how many eligible workers are actually participating in the economy.

I would recommend LOCKING your Delaware mortgage rate if you are looking to purchase or refinance your home in the next 30-60 days as mortgage rates are at all time historic lows.

Delaware mortgage rates once again ended the week at all time historic lows as the bond market responded to the bad economic news released last week. The first report that moved the market last week was the New Home Sales Report which fell 7.1% in March 2012 with only 328,000 units, it was 353,000 units in February 2012. Inflation was seen as higher in the short term because of high energy costs but Feds see it being moderate in the longer terms so not concerned which helped the bond market.

The Federal Reserve also failed to mention a possible QE3 in the Federal Open Market Committee Meeting. The GDP for the 1st quarter of 2012 was much lower than expected at 2.2% which is down from 3% in the fourth quarter of 2011. This is very disappointing news for the strength of the economy which also helped boost mortgage bonds. The crisis in Europe over Spain is also weighing on the markets and is another support for higher bond prices. All of this translates into low mortgage interest rates.

Consumer Confidence took a slight dip in April, this is again more negative news supporting the rally in mortgage bond market to all-time highs.

Delaware mortgage rates started the week opening slightly lower after moving higher last week as the bond market sold off. The big report last week was the number of jobs created which was at 227,000 for February 2012. There was also a revision for December and January numbers which was an increase of 61,000 jobs. The unemployment rate held steady at 8.3%.  The big news is the uncertainty coming out of Greece. Investors in Greek debt inked a deal that had investors forgiving 100 billion in debt. This is not a solution but more of a temporary band-aid.

Delaware mortgage rates have started the week higher because of an unexpected increase in the nonfarm payroll at 243,000 jobs created versus the 170,000 expected. This was good news to the stock market rallied pulling money out of the bond marketing causing interest rates to rise.  Delaware mortgage rates are still near all-time historic lows so now is a great time to purchase a new home in Delaware or refinance your current mortgage loan.
