Delaware mortgage rates ended the week last week higher as mortgage bonds sold off to end the week. The reason for the sell-off in bonds is some good news released last week on the economy. Friday the Labor Department released the November 2012 jobs report and stated employers added 146,000 new jobs in November which was well above the predicted 90,000 jobs. The unemployment rate also ticked down to 7.7% in November which is the lowest since December 2008.
This news appears to be positive and the stock market did rally and pushed the bond market lower and mortgage rates higher. But the report was misleading. The previous two months of jobs report for September and October were revised lower from 319,000 to 270,000 for both months. We also saw the Labor Force Participation Rate fall to 63.6% which is the lowest reading in over 31 years. So the unemployment rate dropped to 7.7% not because more people are working but because 350,000 more people have stopped looking for work and aren’t counted in the unemployment number.
