Delaware First Time Home Buyer Seminar

There will be a Delaware First Time Home Buyer Seminar on Saturday, October 18, 2014, at 10:00 AM till Noon. The seminar will last about 2 hours and each participant will be able to receive a copy of their credit report. The seminar will cover all of the basics of buying a home in Delaware. The seminar will cover Delaware FHA loans, Delaware VA loans, Delaware USDA Rural Housing Loans, First Time Home Buyer Loan Programs, and the Delaware FHA 203k Rehab loans. The Seminar is sponsored by The Neighborhood House so each participant will receive home buyer counseling credit toward the required HUD-approved home buyer counseling required for Delaware First Time Home Buyer Programs.

Fannie Mae Homepath Loan Program Discountinued October 6, 2014

Fannie Mae Homepath Mortgage Loan Program will no longer be eligible for use by home buyers effective October 6, 2014. Fannie Mae designed the Homepath loan program to be used to purchase specifically targeted homes in their inventory of homes for sale. The Homepath loan is a special loan program that allows a home to be purchased with no appraisal and no mortgage insurance with only putting down 5% of the purchase price as a down payment. The original program only required 3% down payment but that was increased to 5% down payment effective November 1, 2013.

There will be a Maryland First Time Home Buyer Seminar on Saturday, September 27, 2014, at 10:00 AM till Noon. The seminar will cover Maryland FHA loans, Maryland VA loans, Maryland USDA Rural Housing Loans, First Time Home Buyer Loan Programs, and the Maryland FHA 203k Rehab loans. Each participant will receive a Credit Scoring Handbook, Home Buying Handbook, and an opportunity to meet with a certified mortgage planner to be pre-approved to buy a home at the seminar. You will also learn the importance of credit in buying a home and learn valuable tips on how to improve your credit score. Learn what programs are available to help with down payment and closing costs. The new loan limits for conventional and FHA will be covered as well as changes to borrowing 100% financing.

Delaware Mortgage Rates moved higher all week last week to end the week about where rates were in May 2014. The fear that the Feds will raise the short term interest rates sooner rather than later sparked a sell-off in the Bond Market as well as the Stock Market which caused interest rates to move higher. If you look at the mortgage bond chart below, you can see that each day last week closed lower than the date before with the series of red candles. Mortgage bonds broke beneath floors of support and have stopped just above the 200 days moving average. If bonds stop here next week they could rally higher but there is still some downside before hit the next floor of support and the short term trend is for bonds to continue to fall. Therefore we are continuing to recommend LOCKING your Delaware Mortgage Rate if closing in the next couple days to several weeks as the risk is still for rates to move higher. We do see a recovery in bonds as they are currently oversold but the recovery could be several weeks down the road. Keep Reading...

Delaware Mortgage Rates continued to hover around lows for 2014 on last Friday as weakness in the stock market pushed mortgage bonds higher. If you look at the mortgage bond chart below you can see the big green candle on Friday as mortgage bonds rallied and touched the all-time highs for 2014 before retreating lower. We are recommending LOCKING any short term transactions that are closing in days to weeks as the bond was turned lower after hitting the ceiling of resistance so could have a short term pullback which would move interest rates higher. USDA Rural Housing Loans Increasing Monthly Mortgage Insurance October 1, 2014

USDA Rural Housing Loans will be increasing the monthly mortgage insurance premium that is charged beginning on Guarantee Commitments assigned on or after October 1, 2014, as announced by Rural Development. The monthly premium charged is currently based on an annual premium of 0.4% of the principal balance of the outstanding loan. The annual premium is increasing to 0.5% effective with commitments issued on or after October 1, 2014.  It doesn’t matter if the loan application or the sales contract was dated prior to October 1, 2014. Delaware Mortgage Rates moved higher to start the week but then rallied back to end the week near 12-month lows. Last week we had a rash of better than expected economic reports that started a sell-off in mortgage bonds as you can see from the mortgage bond chart below but bonds were able to show some resilience and rebound higher to end the week about where they started.
