Additional Funding Imminent for Guaranteed Loan Program

As credit concerns have tightened access to mortgage funding in the United States this year, a record volume of requests has come into USDA Rural Development for Section 502 Guaranteed loans. We appreciate the hard work that you, our lending customers, have done to meet the mortgage needs of rural America using USDA guarantees.

Volume has almost doubled since Fiscal Year 2007 and is accelerating. USDA is adding approximately 50 new participating lenders each month. This has put a strain on our original appropriation amount of $4.1 billion, plus $1.5 billion of carry-forward and disaster funds. Unlike FHA, USDA guarantees are limited by the budget; when demand exceeds supply, additional funds must be sought. Keep Reading...

This is my daily advice on whether to float or lock your Delaware Mortgage Rate for August 1, 2008.

The jobs loss claims came in better than expected today 52,000 claims versus projections of 72,000.  This is unfriendly news for Delaware mortgage rates which initially caused bonds to move slightly lower.  As the traders have digested the news, the bonds have turned direction and have moved higher.

I am recommending FLOATING your Delaware Mortgage Rate for today, but be in contact with your mortgage professional because today could be volatile and the bond could reverse direction and you would want to lock in your mortgage rate. Keep Reading...

This is my daily advice on floating or locking your Delaware Mortgage Rate for July 31, 2008.

If you took my advice and floated yesterday, then you will be very happy because the mortgage bonds finished up yesterday and are off to a great start today. Look at the graph from yesterday.

We had some very mortgage bond friendly news today. GDP report missed target and jobless claims came in a lot higher than expected. This is all good news for bonds.  Remember the higher the bond moves the lower your Delaware Mortgage Interest Rate will be on a Delaware Home Loan. Keep Reading...

This is your daily advice on floating or locking your Delaware Mortgage Rate.

The mortgage bond market is looking to have a pretty good day even though it started off on a dip this morning from a better than expected jobs report. There aren’t many other data coming in so technically bonds should improve on the day.

I am going to recommend FLOATING your Delaware Mortgage Rate into tomorrow and you should get at least a 1/8 better on the rate.

Delaware Mortgage Rates – Market Update – July 29, 2008

This is my daily advice on floating or locking your Delaware Mortgage Rate for July 29, 2008.

Mortgage Backed Securities started off the day with a big drop which caused rates to come out lower this morning than they ended yesterday.  If you didn’t lock yesterday than floating today would have made the most sense. We bounced off support and finished the day extremely strong. Even with stocks doing very well today we still recovered almost all of the ground we lost early today.  Look at the Graph below.

Delaware Adjustable Rate Mortgages

Delaware Adjustable Rate Mortgages (ARMs) are mortgage loans with interest rates that can change or adjust.  Delaware ARM loans usually start with lower monthly payments than fixed-rate mortgages because they have a lower “teaser” rate.  With a fixed rate mortgage, the interest rate stays the same during the life of the loan which is the entire term. Mortgage Backed Securities (MBS) are technically looking for a rebound this week and have started off the day up. There isn’t much-scheduled news this week to move the Bond Market so the technicals will be pretty strong, but unexpected news could move this very volatile market in any direction.

Here are the daily thoughts on floating or locking your Delaware Mortgage Rate for today.

The bond market is rallying today and looks to continue that rally.  Lenders will probably even reprice Delaware Mortgage Rates for the better at some point today.

My advice is to keep floating your Delaware Mortgage Rate into tomorrow.  If your lender doesn’t reprice for the better they will come out with better rates tomorrow.
