Mortgage Rates moved lower again last week as mortgage bonds continue to sell off.  If you look at the mortgage bond chart below you can see mortgage bonds sold off on Monday to move rates higher to start the week.  Bonds have found a floor of support but have not been able to rally above a tough ceiling of resistance which is the blue line on the chart below.  If mortgage bonds can’t break above this line, then rates will not move lower.  We are recommending FLOATING your Mortgage Rate to start the week to see if bonds can rally through resistance but would quickly switch to locking if bonds begin to sell off again. Mortgage Rates Spiked Higher on Friday to end the week after January Jobs Report Released.   If you look at the mortgage bond chart below you can see mortgage bonds hit the ceiling of resistance on Monday and closed lower.  Tuesday followed through with a sell-off as seen by a red candle.  Then Friday mortgage bonds sold off again after January Jobs Report was released.  The bond closed on Friday below the 25 Day Moving average and the next level of support is the 50-day moving average which is about 38 basis points below where the bond closed on Friday so we are recommending LOCKING your Mortgage Rate to start the week. Mortgage Rates moved higher last week after the stock market rallied.  If you look at the mortgage bond chart below you can see mortgage bonds had a big sell-off on Monday to start the week but were able to find a bottom on Thursday and bounce off support and follow through on Friday as Stocks turned negative on Friday.  We recommend FLOATING your Mortgage Rate to start the week to see if the bond can follow through on their bounce off support last week. Mortgage Rates spiked higher to end the week on Friday after Consumer Sentiment came out better than it had in 11 years.  This sent the stock market rallying higher and pulled money out of the bond market.  If you look at the mortgage bond chart below, you can see mortgage bonds hit a record high in almost 2 years on Thursday then sold off sharply on Friday.  We are recommending LOCKING your Mortgage Rate to start the week as the short term trend is now for bonds to continue to sell off if stocks continue to rally. Mortgage Rates were able to rebound last week and move lower after mortgage bonds bounced off support.  If you look at the mortgage bond chart below you can see mortgage bonds rallied off support after Christmas and have continued to move higher.  Friday the bond jumped up to record high for the past 12 months.  We are recommending FLOATING your Mortgage Rate to start the week as the technical trading pattern is a very bullish signal for bonds to continue to move higher and move mortgage interest rates lower. Mortgage Rates moved higher last week on Wednesday after the release of the GDP which caused the stock market to rally.  If you look at the mortgage bond chart below you can see the big red candle down on Tuesday which corresponds to the release of the GDP Report.  Bonds were able to bounce off support on Wednesday and followed through again on Friday as you can see with the two green candles.  This is a good sign that bonds could continue to move higher so we are recommending FLOATING your mortgage interest rate to start the week.
