 Delaware mortgage rates hit all time record low last week but then drifter higher as traders took profits and sold off mortgage bonds at the end of the week.  I am still recommending LOCKING in your mortgage rate as rates still sit near all time record lows.  Last week we saw more news that supported that the US economy is slowing.  Consumer Sentiment in July 2012 came in the lowest it has been in 2 years. Delaware mortgage rate weekly update July 2, 2012 by John Thomas

Delaware mortgage rates are still hovering at all time historic lows.  The Euro Summit was held last week and Friday’s release of the news from the event moved the stock market higher and the bond market sold off.  What emerged from the meeting was a concession by Germany to allow Eurozone stability Mechanism (ESM) to help recapitalize the banks as long as they meet budgetary rules.  They were also no more austerity measures to be imposed.  This may seem like a solution but it is not as the ESM only has 500 Billion Euros available and Spain and Italy alone have a combined 2.4 Trillion in government debt.  This deal has also upset Greece who not wants less austerity measures because Spain and Italy have gotten the go ahead for bailout with out all the restrictions places on Greece. Delaware mortgage rates hit another all time record low on Friday after a very disappointing Jobs Report was released on Friday.  All around bad news for the economy and the recover.  Expectations for jobs created in May 2012 was about 155,000 but the Labor Department on Friday released that only 69,000 jobs were created for May 2012.  This was half of what was expected and they also revised the numbers  for the last two months for the worse and said 49,000 fewer jobs were created versus what was reported.  Finally, the unemployment rate actually ticked up to 8.2%. Delaware Mortgage Rates are still at all time historic lows after bad news comes out of Europe last week.  France elected a new president and this is the 9th new leader for the Eurozone.  Greece is also back in the news and has failed to get a new government that can institute the austerity measures required for their bailout.  Also in the news, National Association of Realtors released two reports.  The first report said in 1st quarter of 2012, 74 of 146 metro cities surveyed had home prices rise.  NAR also stated inventory of existing homes for sale has decreased by 22% since this time last year and it is 41% lower than 2007 when inventories were at peak. Delaware mortgage rates once again have touched all time lows as the mortgage bond market has been able to recover over the last 2 weeks after a Three week sell off.  The big interest rate mover last week were the two reports on inflation which showed inflation subdued.  The PPI (Producer Price Index) was released and came in at expectations which was great news.  The PPI is a measure of wholesale inflation which measures the cost to produce goods and services.  The CPI (Consumer Price Index) was also released last week and came in at expectations as well which was also good news.  The CPI came in at 2.3% and this measures inflation at the consumer level. Delaware Mortgage Rate Weekly Update with John R. Thomas

Delaware Mortgage Rates finally reversed course and moved lower after moving higher for the last 3 weeks.  The mortgage bond bounced off the lows and has recovered but will have trouble breaking through the falling trend line that the bond page shows.  The mortgage bond was able to trade higher last week on weak housing data and the intial jobless claims bounced higher.  Housing News that wasn’t so good was Home Prices have dropped in 16 Metro areas according to Case Shiller Index. This has caused the Federal Reserve to consider instituting a third round of quantitative easing called QE3.  QE3 would be another round of bond buying by the Feds which could help to keep home loan rates near historic lows. Delaware mortgage rates had a volatile week last week.  Mortgage rates rose significantly after Federal Chairman Ben Bernanke gave his testimony to the House Financial Services Committe.  The testimony caused both stocks and bonds to sell off as he made no mention of QE3 which was being antipated by the market.  Delaware home loan rates did improve some at the end of the week but we didn’t recover from eveything we lost after Ben’s speech.
